The February 2017 Coyote Creek flood
When Coyote Creek overflowed in February 2017, 14,000 residents had to evacuate, some by boat, and San Jose homes and businesses took an estimated $73 million in property damage. San Jose claim questions
Smoke from a Santa Cruz Mountains or Diablo Range fire got into my San Jose home. Is that a claim?
It can be. Smoke and ash that settle into insulation, ductwork and soft goods are physical damage under the fire coverage of a homeowners policy. The claim depends on documenting the contamination before cleaning, not on whether flames reached your street.
Does my San Jose homeowners policy cover creek flooding?
Usually not. Rising water from Coyote Creek or the Guadalupe River is generally excluded from a standard homeowners policy and requires separate flood coverage. Water entering through a storm-damaged roof, or a pipe that bursts inside the home, is a different peril and is typically covered, which is why the cause of loss must be documented correctly.
Is earthquake damage covered on my San Jose policy?
Standard homeowners policies exclude earthquake shake damage; that requires a separate earthquake policy or endorsement. Fire following a quake is handled differently. If you carry both policies, we can review them together before anything is filed.
